Transfer-on-death deed

In states that allow it (CA, TX among others), a TOD deed lets real estate pass directly to a named beneficiary at your death — without probate, and without needing a trust. Simple and specific.

Indicative pricing. County recording fees ($25-$200) pass through. Real-estate transactions in some states require attorney involvement; we'll route to a partner attorney where required.
